Seller Timeline

1. Choose Your Agent
Your agent will guide you through the process from start to finish. Contracts are usually good for 120 days.

2. Prepare Your Home
From simple decluttering and cleaning through larger repairs, preparing and staging your home makes a big difference.

3. Finalize List Price
Final pricing should be done just before you list your home, to ensure the current data is being used.

4. Market Launch
Broker open houses, public open houses, and private showings will take place.

5. Accept an Offer!
Your agent can help you negotiate multiple offers and/or get the best deal out of one offer.

6. Home Inspection
This may include a buyer doing a home, structural, pest and other inspection and are completed within 7 days of an accepted offer.

7. Sign Purchase and Sale Agreement
This document is accompanied by a deposit of approximately 5% and is signed 7-10 days after an accepted offer.

8. Buyers Receive Their Mortgage Commitment
This should come about 30 days after the buyers submit their application, and tells you that they are ready to close.

9. Buyers Conduct Final Walkthrough
The day before the closing, the buyer will do a final walk-through to check the home’s condition.

10. Closing
This takes place typically 6-8 weeks from your accepted offer. Congratulations!
